Most of what I write here is for homeowners, because that's most of who calls me. But I get a steady trickle from the other side: a restaurant owner whose glassware keeps coming out cloudy, a salon owner who can't work out why color is processing unevenly, a property manager staring at his third tankless heater in five years.
It's the same water out of the same county main. What changes is how hard you run it, and what it's running through.
What's actually coming out of the tap here
Pinellas County water is hard. Here's a certified panel from one home on the county supply, run by an accredited lab:

One address, one day. Your building will read differently depending on where you sit in the distribution system and what your own plumbing adds. Treat this as a starting picture, not your number.
For a house, hardness in that range means scale on the shower door and a water heater that ages faster than it should. Annoying, gradual, survivable.
For a business the same number lands differently, for two reasons. Your duty cycle is enormous by comparison. A commercial dish machine can move more water before lunch than a family uses in a week. And the equipment it's scaling isn't a $600 water heater. It's a combi oven, or the ice machine you can't run the front of house without.
Where it actually shows up

None of that is exotic. It's the ordinary consequence of running hard water through equipment that heats it. And heating is exactly where dissolved calcium comes out of solution and sticks to something.
Four things that change when it's a business
This is the part that gets missed, because a lot of commercial water treatment is sold as "the residential system, but bigger." It isn't.
1. You size on peak flow, not on headcount
A house is sized off how many people live in it. A business has to be sized off gallons per minute during your worst fifteen minutes: the moment the dish machine, the mop sink, the ice maker and two hand sinks are all open at once.
Undersize that and water moves through the resin faster than it can be treated. Hard water slips past untreated, bleed-through. And it happens precisely when you're busiest, which is also when you're least likely to notice.
2. You don't have a 2 a.m.
A residential softener regenerates in the middle of the night when nobody wants water. A business running eighteen hours, or around the clock, doesn't have that window.
That's what twin-alternating systems are for: two tanks, one in service while the other regenerates, so treated water never stops. It costs more up front than a single tank. A single tank that regenerates during dinner service costs more than that.
3. Pinellas runs chloramine, and carbon doesn't treat it the same
Most of the year the county disinfects with chloramine rather than free chlorine. Ordinary activated carbon strips free chlorine easily. Chloramine is more stubborn. It wants catalytic carbon and considerably more contact time, which in practice means a physically larger vessel, not a better brochure.
A carbon filter sized as though it were seeing free chlorine will underperform here, and it will do it quietly. More on the county's disinfectant switch in why your Pinellas tap water sometimes smells like a pool.
4. "Softened" is not the same as "right for everything"
A softener trades hardness minerals for a small amount of sodium. That's the correct answer for a dish machine, a boiler, a laundry. It is not automatically the correct answer for the water going into your coffee, your ice, or a steam oven.
Espresso in particular doesn't want zero minerals. It wants a specific profile, which usually means reverse osmosis blended back up rather than softened water straight through. Most commercial buildings need two or three different water qualities at different points, not one system for the whole address.
The mistake that costs the most
Buying off a tank size. Either the one the last vendor quoted, or the one the similar business down the street installed.
Two restaurants on the same block, on the same main, can need genuinely different systems, because one has a glasswasher and a steam table and the other has a fryer and a soda gun.
The equipment behind the wall determines the answer at least as much as the water in front of it. A system sized off somebody else's building is a guess wearing a spec sheet.
What to do first
- Get the water tested by an accredited lab. Not a strip, not a salesperson's countertop demo. You want hardness in grains per gallon, total dissolved solids, alkalinity, pH, and which disinfectant you're actually on.
- Write down your peak. Your busiest hour, and what's running simultaneously during it. This is the number that sizes the system, and only you have it.
- Map which equipment needs what. Softened, filtered, RO, or left alone. Not everything in the building needs treated water, and treating everything is how budgets get wasted.
- Then size it. In that order, never the other way around.
One more thing, on who does the work
Commercial installs bring in permitting, backflow prevention and code requirements that residential work doesn't. That belongs to a licensed plumber, and the backflow side in particular is not something to improvise. Residential or commercial, the install on my jobs is handled by licensed local plumbers rather than by me with a wrench, commercial is just less forgiving about it.
The short version
Hard water in a house is a comfort problem. Hard water in a business is a maintenance contract you never signed, paid monthly, in equipment life and labor hours and service calls.
And the first move is the same as it always is here: find out what's actually in the water before anybody sells you a tank to fix it.
